{"id":150,"date":"2018-12-16T15:06:48","date_gmt":"2018-12-16T14:06:48","guid":{"rendered":"https:\/\/rellox.top-me.eu\/en\/?p=150"},"modified":"2022-02-19T15:10:48","modified_gmt":"2022-02-19T14:10:48","slug":"restrictions-on-the-purchase-of-new-dwellings-in-s","status":"publish","type":"post","link":"https:\/\/rellox.cz\/en\/restrictions-on-the-purchase-of-new-dwellings-in-s\/","title":{"rendered":"Restrictions on the purchase of new dwellings in South Tyrol"},"content":{"rendered":"<p>A new decree took legal force this July in the Italian region of South Tyrol, which places restrictions on the possibility for foreigners to buy a\u00a0new dwelling serving as a\u00a0\u201csecond\u201c home.<\/p>\n<p>According to Arno Kompatscher, the governor of Bolzano, the aim of Italian politicians is the \u201cprotection of the homeland\u201c, as foreigners purchasing holiday homes are allegedly raising the prices of local dwellings so much that they are becoming beyond the means of the locals.<\/p>\n<p>The Dolomites, a\u00a0popular destination for tourists and everyone longing for their own sanctuary to spend a\u00a0holiday close to nature, make up a\u00a0large part of South Tyrol. For this reason, the demand for dwellings is high and, as a\u00a0result, young people in particular often cannot afford to purchase a\u00a0house or an apartment.<\/p>\n<p>The current situation in specific municipalities is that only local residents, who live in the region for at least five years or work here, will have the opportunity to purchase purchase dwellings serving as a\u00a0second home. This has been met with great criticism, especially from real estate agents, according to whom the new decree cannot work in an environment characterised by freedom of settlement and the free movement of people, as is the European Union.<\/p>\n<h2><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-151\" src=\"https:\/\/rellox.cz\/en\/wp-content\/uploads\/sites\/3\/2022\/02\/omezeni-koupe.jpg\" alt=\"\" width=\"700\" height=\"467\" srcset=\"https:\/\/rellox.cz\/en\/wp-content\/uploads\/sites\/3\/2022\/02\/omezeni-koupe.jpg 700w, https:\/\/rellox.cz\/en\/wp-content\/uploads\/sites\/3\/2022\/02\/omezeni-koupe-300x200.jpg 300w, https:\/\/rellox.cz\/en\/wp-content\/uploads\/sites\/3\/2022\/02\/omezeni-koupe-356x237.jpg 356w\" sizes=\"auto, (max-width: 700px) 100vw, 700px\" \/><\/h2>\n<p>The decree covers 25\u00a0cities and 26\u00a0villages, which are among the most interesting tourist destinations:<\/p>\n<p><strong>Cities<\/strong>: Badia, Anterivo, Brennero, Corvara in Badia, Marebbe, Valle di Casies, Avelengo, San Candido, Castelrotto, Villa Bassa, Valdaora, Plaus, Rasun-Anterselva, Renon, Senales, Sesto, S. Cristina Val Gardena, San Martino in Badia, Ortisei, Stelvio, Terento, Dobbiaco, Monguelfo-Tesido, Nova Levante, Selva di Val Gardena.<\/p>\n<p><strong>Villages:<\/strong> Redagno (Aldino), Eores (Bressanone), S. Andrea (Bressanone), Riscone (Brunico), Monte San Pietro (Nova Ponente), Rio Molino (Gais), S. Valentino (Curon Venosta), Corona (Cortaccia ssV), Localit\u00e0 principale Laion, Tanurza (Laion), Pavicolo (Lana), San Martino al Monte (Laces), Plan (Moso in Passiria), Favogna di Sotto (Magr\u00e8 ssV), Maranza (Rio Pusteria), Issengo (Falzes), San Giacomo (Val di Vizze), Braies di Fuori (Braies), Braies di Dentro (Braies), Valtina (San Leonardo in Passiria), Tunes (Vipiteno), Caprile (Tesimo), Peterb\u00fchel (Fi\u00e8 allo Sciliar), Presule (Fi\u00e8 allo Sciliar), San Constantino (Fi\u00e8 allo Sciliar), Umes (Fi\u00e8 allo Sciliar).<\/p>\n<p>The new act will enter into force on 1\u00a0January 2020.\u00a0Two articles of the Act on the Sale of Land and the Training of Municipal Employees are valid on the first day after the Act\u2019s announcement, i.e. 13\u00a0July 2018.<\/p>\n<p>Dwellings serving as a\u00a0second home will be subject to regular inspections. 100% of new or converted dwellings will be reserved for locals in municipalities where the number of holiday homes and houses already exceeds 10%. This provision does not apply to houses in respect of which a\u00a0building permit has already been issued or in respect of which a\u00a0complete plan was Non-residents can continue to purchase and use houses that are already built, which are not subject to the conventions.<\/p>\n<p>If the <a href=\"\/search-for-properties-to-buy\/1\/country\/6\/price-currency\/EUR\/region\/14\">Dolomites<\/a> are close to your heart, we recommend focusing on the <a href=\"http:\/\/www.italia.it\/en\/discover-italy\/lombardy\/sondrio.html\" target=\"_blank\" rel=\"noopener\">province of Sondrio<\/a>.
